When you're in BRRRR mode, AI chat is aware of both your acquisition state and your post-refinance state - including your cash flow at each stage, your DSCR before and after the refinance, how much capital you've recycled, and any risk flags the engine has raised.
Useful things to ask:
- "Walk me through how the BRRRR cycle works for this deal"
- "My post-refi DSCR is below 1.25 - what does that mean for qualifying?"
- "How much capital is left in this deal and is that typical?"
- "What's the biggest risk in my BRRRR numbers?"
- "What happens to my cash flow if the refinance rate is higher than I assumed?"
What AI chat won't do:
- Generate or modify financial figures - all numbers come from the calculation engine, not the AI
- Estimate or validate your ARV - that requires local market data the AI doesn't have access to
- Tell you whether to do the deal - that depends on your goals, capital, risk tolerance, and market conditions, which are outside the scope of what DealPrism can assess
- Predict what a lender will actually approve - it can explain typical thresholds, but your lender makes the final call
